The Inspection Process Explained

OUTSIDE

  • Check driveway, access, grounds, boundaries

  • Check for electric & gas meters

  • Lift drain covers, check for soakaways, septic tanks, oil tanks etc

  • Inspect outbuildings, garages etc

  • Check for water features, water ways

  • Inspect external elements of main building

  • Carry out roof & chimney inspection using drone or telescopic pole-cam

  • Take photos for our records of all areas


INSIDE

  • Take photos for our records of all rooms

  • Take internal measurements & sketches (not always)

  • Inspect electric meter, consumer unit, gas meter, stop tap

  • Inspect boiler, hot water cylinder, header tanks, fireplaces & other heating systems

  • Open/close doors & windows

  • Carry out a room by room inspection from the ground floor up, including surface moisture readings & thermal imaging where required

  • Flush toilets & run taps, check extraction fans in bathrooms

  • Look inside cupboards & access hatches

  • Inspect roof space (we carry our own ladders if there are none at the property)

HOW CAN YOU HELP?

  • Open gates & garage doors

  • Ensure cars are not parked over drain hatches

  • Clear access to utilities, stop tap, boiler etc

  • Secure pets if you feel they may be distressed or aggressive (we are dog friendly!)

  • Leave our surveyors to do their job and ask any questions when they have finished

  • Refrain from using candles, diffusers, smoking or similar during our inspection

  • Clear up any dog mess from your garden so we don’t tread in it

  • If you would like us to use boot covers when inside, please feel free to ask
